    Why $29 flat — same price whether you have 10 homes or 500

    Most HOA software charges per unit, which adds up fast for small neighborhoods. Here is the math behind our flat rate.

    When I started pricing out HOA software for our 46-home neighborhood, every vendor wanted to know the same thing first: how many doors? Then they'd quote a number that scaled linearly with our size, plus a setup fee, plus a per-transaction fee, plus a 'communication module' that cost extra.

    I had a different question: why does the price go up at all? The work the software does — store a ledger, send an email, accept an ACH transfer — doesn't get harder when you add a tenth home. So we built Blocbear on a flat rate.

    What about the payment fee?

    Residents paying online cover a 1.25% ACH processing fee. The HOA receives 100% of the dues amount. Payments by check or other board-approved methods remain available without a Blocbear processing fee. We show the fee clearly at checkout before anyone confirms.

    If your dues are $300/quarter, that is $3.75 per resident, per payment. Compared to a lost paper check, a bounced Zelle, or a treasurer's Saturday afternoon, it is a small line item in the budget.
